Frequently Asked Questions

What does this planner actually work out?
It takes your available funds (liquid cash plus stocks you could sell) and splits them across the four things a home purchase really needs — down payment, closing and move-in costs, renovations and repairs, and an emergency cash reserve — then shows your loan amount, estimated monthly payment (including PMI when the down payment is under 20%), and how many months of reserve you would have left.
How do the locking sliders work?
The four allocation sliders always add up to your available funds. Lock any of them (for example, "keep exactly $30,000 in reserve") and the unlocked sliders automatically rebalance as you drag, so the total never exceeds what you have.
What do common repairs and upgrades cost?
The Q&A includes a reference table of national ballpark ranges and per-square-foot costs: interior painting ~$2–$6/sq ft, flooring from ~$2/sq ft (carpet) to ~$6–$12/sq ft (hardwood), a bathroom remodel ~$6,000–$25,000 (~$70–$275/sq ft), a minor kitchen remodel ~$10,000–$20,000, roof replacement ~$4.50–$11/sq ft, HVAC ~$5,000–$12,000, and more. Costs vary widely by region and finishes, so get local quotes.
Can I share my plan?
Yes. Every input is encoded into the page link, so once your numbers are set you can copy the URL and send it to a partner, agent, or lender and they will see the exact same plan. Nothing is uploaded to a server; it also saves in your browser so a refresh resumes.
